It can be hard to know exactly when to get a new roof. Not all of us are roofing experts, and many of us forget how vital a role our roof plays in protecting our home from the outside elements. It is important to maintain your roof to keep it functioning at its very best. Therefore, for those of you unfamiliar with signs that you desperately need a roof replacement, take a look below at the top 10 indications you need to call the professionals for a replacement soon:
Have a leaky roof? Get help today by calling 1-203-527-5338. Storm damage may qualify you for an insurance claim.

1. It’s More Than 10 Years Old

It is a known fact that the older something is, the lower the quality of function. In the case of a roof, this is no exception. Roofs sit and protect the top exterior portion of your home and are used as a drainage system. They face all sorts of weather conditions, including rough rain, hail, and maybe even snow storms that over time wear down on the roof. This is why, if your roof is 10 years old or older, it may be time to call a professional.

2. It’s Been Damaged by Severe Weather

No matter where you live, your house faces severe weather every once in a while. Whether that is a rough winter full of heavy snow storms or hurricane winds and lots of rainfall, severe weather can take a major toll on your roof after time. It can cause damage to the look and overall function of your shingles, and can even aid the start of leaks. If your home has gone through quite a few severe storms over the last few months or years, it is probably time to call a professional company like Armor Shield to come assess the damage.

3. Bad Shingle Condition

Roof shingles should be rectangular or square in shape, with lots of granules on them. If you have noticed your shingles are missing granules or have what we call “bald spots”, then this is a problem. Additionally, if your shingles are misshapen, have cracks, or have dark streaks, it is time for a replacement. Shingles play a large role in your roof’s drainage system, so if they are not in the best condition to function properly, then you are increasing your chance of sprouting leaks.

4. It’s Leaking

Just like you would with shingle roofs, check your ceilings (or attic) for water stains. Once you identify the leak, look for the damage on the exterior corresponding to the identified interior stain.

Since wood shakes are made of wood instead of asphalt, you will follow a similar procedure to repair or replace your wood shakes. First, carefully split damaged wood shakes with a hammer and chisel; this makes them easier to remove using a pair of pliers.

Next, use a hacksaw to cut off nails which secured the old shake. Finally, trim the new shake so it will snugly slide into the slot made by removing the old shake. Finally, hammer the shake in with two galvanized nails, and cover the nail heads with roofing cement for that last layer of protection.

5. There’s Growth

Moss growth on your roof is another telltale sign that it's time for a replacement. This is because moss loves to grow in cool, damp places. Since your roof is the first line of defense for rain and other weather, it isn’t a surprise if your roof does in fact get dotted with the green stuff. It can also remove the granules from the shingles, which isn't good, and does not look the most aesthetically pleasing. In addition, just brushing it off will not prevent regrowth, which is why it's best to seek out professional help when it becomes a problem.

6. To Increase Your Home’s Value

The exterior appearance and overall function of your roof holds some weight in your home’s overall value. A new roof can enhance your home's value by over $12,000! This means that if you are looking to increase your home’s value or put it on the market soon, this quick fix can land you a few extra bucks!

7. To Update Your Roofing Technology

New and better methodology and technology comes out as the years go on, and this is also true for roofing. People are coming up with shingles that are more durable and long lasting, and nowadays there are even shingled roofs with Energy Star rating. This new technology helps to keep your roof and overall home cool, cutting the costs of cooling systems. This means that investing in a new roof can help you save money in other areas!

8. To Enhance Your Home’s Overall Exterior Appearance

Everybody knows about curb appeal. You want someone to look at your home and think, “Wow. That is a beautiful home.” However, people don’t realize how small things like missing shingles or moss growth on your roof can severely affect the home’s overall exterior. Investing in a new roof can help enhance your home’s exterior appearance and make it more aesthetically pleasing to each and every person who passes by.

9. To Increase Your Home’s Energy Efficiency

As mentioned above, new roofing technology like Energy Star rating shingles are now on the market. With this new technology, the shingles are designed to reflect heat from the sun AWAY from your home and cool down it down. Since you would then be cooling your home naturally, there would be less need to spend so much on cooler systems during the warmer months!

10. For Better Ventilation and Health

Fresh air can play a critical role in the health of your roof. When you decide to get a roof replacement with the new Energy Star rated shingles, you are helping with your home’s cooling down system. However, you are also helping to assure that your roof is evenly ventilating!
